Engineer, lawyer and tax adviser

A lawyer reviews title, ownership, encumbrances and contract matters. An engineer reviews the built condition, permits, plans and technical records. A tax adviser covers taxes. We coordinate with the client’s advisers in English, but we do not replace their advice.

  3. Remote review: compare permits, drawings, ΗΤΚ information, photographs and video walkthrough evidence.
  4. Site inspection where available: add a visit only when it can be arranged for the specific location and agreed scope.
  5. Engineer report: record red, amber and green findings, source documents, discrepancies and limitations.
  6. Decision call: explain open questions, remediation routes and what another adviser needs to confirm.

Unauthorised works and regularisation

A mismatch is a finding, not an automatic answer. Date, category, evidence, property position, use and planning restrictions can affect whether a declaration or legalisation route is available. We do not describe unauthorised works as legalisable before the engineer checks the complete file.

Electronic Building Identity before transfer

The ΗΤΚ is entered in the TEE electronic register by an authorised engineer. The relevant extract or completeness certificate for a transaction depends on the current rules and the property’s file. We check the status, identify missing evidence and coordinate questions with the client’s legal team.

Can unauthorised building works be legalised in Greece?

Some cases may be capable of inclusion in the applicable framework, but eligibility is not automatic. Date, category, evidence, location, use and restrictions all matter. A current engineer assessment is required before a regularisation declaration or a legalisation permit is selected.
